How to register your tourist flat with the Spanish government

Many foreigners are struggling to register their tourist apartment or temporary rentals on the Spanish government’s new platform before the July 1st 2025 deadline. Here’s our step-by-step guide on how to complete the compulsory registration.

At the end of last year, the Spanish government approved a new regulation for tourist and temporary rentals in Spain, which meant that they would have to be registered on a new platform.

The law established a transition period lasting until July 1st 2025. That means that within the next week, all short-term, seasonal rentals, tourist rentals and temporary room rentals will have to be registered in the new system.

First of all, in order to register you it’s best to have a digital certificate or a Cl@ve so you can officially identify yourself electronically online. If you don’t have one of these, here’s our step by step guide on how to get the digital certificate and the Cl@ve.

Step one: Access the following official college of registrar’s website. There’s a drop down menu where you can change the language to English if you’re Spanish isn’t up to scratch, but you may find that not all sections will come up in English. 

First click on Acceso Usuario so you can register on the platform. Either identify yourself with your digital certificate or Cl@ve. If you don’t have these you can click on usuario abonado and then click on the third option down ‘Presentar telemáticamente’ and then continuar. This way you will need to wait until the next day in order to start the registration process, but if you have identified yourself electronically, you don’t have to wait.

Once you’re registered on identified yourself, click on short-term rental accommodation Registration Number or Número de Registro de Alquiler and then on electronic submission service or presentación telemática.

Step two: Next, you’ll be presented with page with lots of questions on it.

On the first one you want to click on Registro de la Propriedad (register the property), followed by Nueva presentación (new presentation) on the next one.

Under question 3 click on Documento Privado and then Asignación de nueva registro de alquiler para alquileres de corta duración.

Step 4: Once you’ve done this you can directly access the online form. Here you will have to fill out your personal details like name, NIE, address etc. You can leave the next two boxes as they are if a gestor or legal professional is filling out the form for you.

Go down to Finca registral. You can either find this number under the Bienes imuebles section of the website or by typing in your address below the map you’ll see on your screen. 

Next you will need to enter the cadastral reference number of the property which you should have on your property deeds.

When you’ve done this, you will see another box where you will have to answer questions about your property, like is it for tourists or not, are you renting out a whole place or just a room and how many people can it be rented out to.

The next box says Documentación acreditativa and is asking for information about your tourist licence. Click sí or no depending on if you have one and then type your licence number into the box.

Simply sign and date the form and then download it to save.

Step 5: Next you’ll go back to the original page with all the questions on before you downloaded the form.

Under Elija el registro de destino click on which type of register is applicable to you. Then include all your document details and añadir finca. This takes you to a pop-up where you can introduce the details of the municipality, area and number of the property. Click on aceptar.

The last step is to upload all your documentation including the form that filled out and saved and most likely your tourist licence if you have one.

Finally, you’ll fill out your personal tax details, how you invoice and if you are obliged to pay IRPF or personal income tax. To upload and save everything click on guardar and continar (save and continue).

Check that everything is correct and then sign your documents using the Autofirma programme (you may have to download this separately). If you’re happy with everything click Enviar (Send). Then accept the terms and conditions and confirm.

After this you will receive an e-mail with a link in order to see your provisional registration.
