Al-Futtaim Real Estate has announced the launch of Al Badia Villas, a new premium residential leasing community comprising 107 smart, three- to five-bedroom villas in the heart of Dubai Festival City.

Set within three hectares of landscaped parks, the development reflects Al-Futtaim Real Estate’s vertically integrated delivery model and has been constructed by Al-Futtaim Contracting. The group said this in-house approach ensures high standards of build quality, design consistency and seamless long-term management across the entire project lifecycle.

Designed primarily for families, Al Badia Villas combine contemporary architecture with advanced smart home technology. Residents can control lighting, air conditioning, remote locking and video doorbells through widely used platforms including Alexa, Apple Home and Google Home.

The villas feature floor-to-ceiling windows, spacious layouts and carefully selected finishes aimed at balancing comfort, functionality and modern design.

Premium sustainable villas debut in Dubai

Sustainability is a central feature of the project. Each villa is equipped with a solar power system that can deliver energy savings of up to 30 per cent, supporting lower utility costs and reduced environmental impact.

The homes are also EV-ready, with infrastructure in place for tenants to install electric vehicle charging stations, reinforcing Al-Futtaim’s commitment to energy-efficient living and electric mobility.

Spencer Lowres, Executive Director of Development at Al-Futtaim, said the project reflects the group’s vision for future-focused residential communities. “Al Badia Villas reflect our vision of delivering not just premium housing but also a lifestyle of sustainability, innovation and connectivity,” he said. “By integrating smart technology, thoughtful design and sustainable features, we are offering residents a truly exceptional lifestyle in one of Dubai’s most sought-after locations.”

As part of the established Al Badia Living community, residents will benefit from proximity to schools, retail outlets and waterfront attractions, as well as direct access to Dubai Festival City Mall and major transport links, including Dubai International Airport.

Community amenities include a children’s play area, outdoor fitness park, cycling tracks, dog-friendly walking trails and 24-hour security. A dedicated nature trail runs through the development, allowing residents and visitors to scan QR codes to learn more about the local flora and fauna. Al-Futtaim said this initiative supports the objectives of the Dubai 2040 Urban Master Plan and the UAE’s Net Zero 2050 strategy.

Lowres said the project responds to rising demand for spacious, centrally located villas within established communities. “We expect Al Badia Villas to make a strong contribution to Dubai’s residential leasing market,” he said. “Our focus is on designing every space with the occupant in mind, while delivering construction quality and service levels that meet the expectations of discerning tenants.”

Leasing for Al Badia Villas began on January 5, 2026, with homes available for occupancy from the third week of January.
