
Property prices in Spain have risen so much over the last few years that it’s no longer a country with bargain homes really. However, the data shows that there are plenty of cities – even on the coast – where you can buy for under €200,000.
It’s no secret that the price of buying a home in Spain has gotten increasingly expensive in the last few years. In fact, house prices in Spain rose by 1.8 percent month-on-month and 19.9 percent year-on-year, bringing the average price of homes February this year to €2,950/m², according to data from the Fotocasa Real Estate Index.
Buying a home in Spain now costs €40,000 more than it did a year ago.
Taking an average 80 m² flat, this means that the average cost of a property in February 2026 was €235,981.

As you can see, the average across the country is now over €200,000, but are there any places left where you can still buy an apartment or even a house for under that amount?
Yes, in fact there are several provincial or even regional capitals where you can still buy a place for under €200,000 (scroll down for full list below).
As expected most of them are in central Spain or inland, however there are still a few places where you can still buy near the coast for under €200,000. These are the Andalusian cities of Huelva and Almería, the Catalan city of Tarragona and Castellón in Valencia. You could also buy in coastal regions including Galicia, where you’ll still be near the beach, even if not right by it.
The cheapest provincial capital to buy in for under €200,000, is the city of Zamora in Castilla y León, where the average price is €120,320.
While the most expensive provincial capital to buy in for under €200,000 is Zaragoza, the capital of Aragón for an average of €195,600.
Even though property prices have skyrocketed in Spain over the last few years, it’s worth noting that there a still bargains to be had, but you have to be prepared to look in places away from the coasts and in regions you perhaps hadn’t considered looking in before such as Extremadura and Aragón.
You can, however, buy in cities a couple of hours away from big, popular cities such as Barcelona for under €200,000, if you choose Tarragona or Lleida.
