Where in Switzerland are prices of single-family homes lowest right now?

Real-estate prices remain high in Switzerland, but bying property in some regions will cost less than in others.

The answer to where the lowest-priced houses are located comes from The Home Market Price Analysis compiled in collaboration with the Swiss Real Estate Institute. 

It reveals that price growth for single-family homes remained constant at 1.6 percent nationwide.

However, analysts found significant differences price between the six major geographical areas studied.

Regional differences

The most expensive single-family homes, commanding a median price of almost 1.7 million francs are located in Central Switzerland, which encompasses the cantons of Uri, Schwyz, Obwalden, Nidwalden, Lucerne and Zug.

After the strong price increase of 8.5 percent in 2024 (median price:1.78 million francs), there was a reversal in 2025, when prices fell by 5.1 percent.

But even so, Central Switzerland remains to this day the most expensive of the six regions studied.

On the other hand, prices in the Eastern part of the country (Schaffhausen, Thurgau, St. Gallen, Appenzell Ausserrhoden, Appenzell Innerrhoden, and Glarus); Northwestern Switzerland (the two Basels and parts of Aargau); as well as the Mittelland (Bern, Fribourg, Jura, Neuchâtel and Solothurn), remain below the Swiss average of 1.4 million francs.

“Moreover, thanks in part to the increased use of home offices, these areas are located within manageable commuting distances of the expensive and economically stronger regions of Central Switzerland and Zurich,” thr study pointed out. “It is therefore not surprising that the demand for single-family homes is shifting from the expensive to these more affordable regions.”

From ‘unaffordable’ to ‘quite affordable’

The differences between the various districts are also striking, the study reports.

For single-family homes, the most expensive districts, in line with regional price levels, are concentrated in Central Switzerland and the Zurich area. 

In this these regions, only top-earners can afford to buy a single-family home, the study found.

At the lower end are districts in Ticino and Eastern Switzerland.

For example, the median price for single-family homes in the Toggenburg district (St. Gallen) is a relatively affordable 670,000 francs.

The study also examined median prices for single-family homes in selected cantons.

Cheapest properties (relatively speaking) – which in Switzerland means below the 1 million mark – can be found in Solothurn (880,000 francs), Valais (900,000), Ticino (940,000), and Bern (960,000).

And in case you are wondering where the most expensive real estate is located, it is in Geneva, where a median price for a single-family home is 2.14 million francs.
